Who We Are

Wilton Homes (“Wilton,” “we,” “us,” or “our”) develops and manages residential communities and RV resorts. This policy explains how we collect, use, share, and protect personal information for applicants, residents, guests, website visitors, and anyone who interacts with us offline or online.

Scope of This Policy

This policy covers:

  • Websites, resident portals, forms, emails, and text messages.
  • In-person visits to leasing offices and community events.
  • Property systems such as access control, license-plate or parking systems, intercoms, and security cameras.
  • RV reservations and stays, manufactured home communities, and apartment housing.

This policy does not replace disclosures required by the Fair Credit Reporting Act (FCRA) during screening. We provide those separately when you apply.

The Information We Collect

What we collect depends on how you interact with us:

  • Identifiers and contact: Name, addresses, email, phone, government IDs, date of birth.
  • Application and screening: Income, employment, rental history, references, results from background or credit checks, permitted by law.
  • Financial and payments: Partial payment card data handled by a processor, ACH details, billing and transaction records. We do not store full card numbers.
  • Household details: Occupants, pets, vehicle information, RV type and license plate, site or lot number, move-in and move-out dates.
  • Property systems: Gate and fob logs, license plate captures where used, package locker logs, intercom call history, security video in common areas.
  • Usage and device data: Cookies, IP address, pages visited, portal activity, app settings, approximate location.
  • Customer service: Maintenance requests, messages, call recordings where allowed.
  • Sensitive information: Government IDs, SSN, precise geolocation if you enable it, background check data, disability accommodation requests. We only collect sensitive data when needed and as permitted by law.

Sources of Information

We collect information from:

  • You and your devices (forms, calls, and messages).
  • Application and screening vendors, payment processors, property technology providers.
  • Public records, utilities and sub-metering partners, delivery partners.
  • Affiliates and community operators that help run properties.

How We Use Information

We use your information to:

  • Provide housing, RV reservations, and resident services.
  • Screen applicants, verify identity, prevent fraud.
  • Maintain accounts, process payments, handle maintenance and service requests.
  • Run community operations, amenities, access control, parking, and security.
  • Meet legal, safety, insurance, tax, and audit obligations.
  • Communicate about accounts, renewals, policy changes, and service updates.
  • Improve websites and services with analytics and quality assurance.
  • Marketing with consent or as allowed by law. You can opt out of marketing emails anytime.

Notice at Collection

When you give us information online or offline, we tell you what categories we collect, why we collect them, and how long we keep them or how we decide retention. If we sell or share information for cross-context advertising, we provide an opt-out. This is required by California law and similar state laws: California DOJ Attorney General

About “share” for ads: “Share” means disclosing personal information to a third party for cross-context behavioral advertising, even if no money changes hands: California Lawyers Association

Disclosures to Service Providers and Third Parties

We disclose personal information to:

  • Screening and identity verification vendors.
  • Payment processors and banks.
  • IT, hosting, communications, analytics, and security providers.
  • Maintenance, utilities, package locker, access control, and parking vendors.
  • Insurers, auditors, legal and compliance advisors.
  • Authorities when required by law or to protect safety and property.

We require service providers to limit use to instructed purposes and protect the data.

Selling or Sharing for Ads

  • We do not sell personal information for money.
  • Some sites may use analytics or advertising cookies that could be considered “sharing” for targeted ads under certain state laws. You can opt out as described below and through your browser signals if supported.

Cookies, Analytics, and Ads

We use cookies and similar technologies for site functionality, analytics, fraud prevention, and, where applicable, advertising. You can control cookies through browser settings. If your state law treats certain advertising uses as “sale” or “sharing,” you may opt out via our privacy settings and recognized browser signals where required.

Opt-Out Preference Signals

We honor recognized signals in jurisdictions that require them. Colorado recognizes Global Privacy Control as a valid Universal Opt-Out Mechanism, and businesses must process it for targeted advertising and sale opt-outs.

State Privacy Rights

Depending on where you live, you may have rights to:

  • Access, correct, or delete personal information.
  • Obtain a portable copy.
  • Opt out of sale, sharing, targeted advertising, or certain profiling.
  • Limit use and disclosure of sensitive personal information (where applicable).
  • Appeal our response if we decline your request.

Examples of states with comprehensive privacy laws include California, Colorado, Connecticut, Utah, Virginia, Texas, Delaware, Oregon, Montana, Iowa, Tennessee, New Jersey, and New Hampshire. Requirements and thresholds vary by state. Texas’s law took effect July 1, 2024. Delaware’s law took effect January 1, 2025.

How to Exercise Your Rights:

Email us at info@wiltonhomes.com with the subject “Privacy Request” or call 412.224.5200. Tell us what right you want to exercise and your state of residence. We will verify your identity before fulfilling a request. You may use an authorized agent where allowed.

If we decline your request, you may submit an appeal to the same email by adding “Appeal” to the subject line. If you live in a state that directs complaints to the Attorney General, we will tell you how to contact them in our response.

We do not discriminate against you for exercising privacy rights.

Applicant Screening and the FCRA

When we use a consumer report to screen rental or RV applications, we follow the FCRA. If we take an adverse action that relies on a consumer report, we provide an adverse action notice that identifies the reporting agency and explains your right to a free copy and to dispute inaccuracies. Written notices are the best practice recommended by federal agencies.

We use screening information only for housing decisions and as allowed by law, including fair housing laws.

Security

We use administrative, technical, and physical safeguards to protect personal information, including encryption in transit where appropriate, access controls, and vendor due diligence. No method is perfect, and we cannot guarantee absolute security. If the law requires notice of a security incident, we will notify you and regulators as required.

Retention

We keep information only as long as needed for the purposes described above or as required by law, contracts, or litigation holds. Examples:

  • Lease, payment, and accounting records are typically retained for business and tax requirements.
  • Application records are retained for legal compliance and audit.
  • Access logs and security video are kept for shorter periods unless needed for investigations.

We will delete or deidentify data when retention ends, subject to legal holds.

Children and Minors

Our websites and portals are not directed to children under 13. We do not knowingly collect personal information from children under 13 without parental consent. If you believe a child provided information, contact us and we will delete it. For teens where state law requires consent for sale or sharing, we follow those rules.

Property Cameras and Access Systems

For safety and operations, some common areas may use video cameras or license-plate or access systems. We do not monitor private living spaces. Cameras are in visible areas and used for safety, investigations, and property management. Footage is retained for limited periods unless needed longer for an incident.

International Visitors

We are a U.S. business. If you access our sites from outside the U.S., your information will be processed in the United States where privacy laws may differ.

Changes to This Policy

When we update this policy, we will change the effective date. If changes materially affect your rights, we will provide a clear notice.
